Join us, if you dare for FACTORY OF FEAR, THE HORROR HOTEL, a chilling haunted experience set in a twisted, reimagined world where history and terror collide. Before it was a bustling four-story factory, this ominous building was once home to a Manassas hotel. See it as it was, or rather, how it could be now as it is transformed into an eerie, Haunted Experience.
As you step through the doors, you’ll find yourself descending into a world of darkness, deceit, and unspeakable horrors, with each floor more unnerving than the last.
*Please be prepared to sign our liability waiver onsite in the ARTfactory's parking lot at registration or bring a signed copy with you. Waivers can be downloaded HERE. Registration is located at 9419 Battle St. Manassas, VA 20110. You are unable to enter the Factory of Fear unless you have signed the liability waiver.

I went with my family and friends and we had a great time! All the actors were great and the scenes were set up so good. My brother played the bellhop, so he scared my family and I extra good!! 10/10

It was great I don’t scare easily so I didn’t jump at all but loved the effort and all the hard work they put in the haunted house! The actors were great and very dedicated hope to come by again next year!

Sorry... totally underwhelming. The costumes & makup were good, but nothing felt anxious or creepy. At all. Nothing caught me off guard, nothing spooked me, there was nothing surprising. The actors just randomly yelled, without clear purpose, and at moments that didn't add to the experience. There were too many strobe lights. The whole experience was very one-note. And it went by really fast. For the price, totally not worth it.

Even scarier than last year! Lots of fun! Great concept and lots of scary moments. Actors really committed to their roles and the make-up was creepily realistic! Sets were very detailed and creative! Can’t wait until next year!

Such a great night at the Factory of fear. Actors were great and the decoration were fantastic. You could tell a lot of thought and effort had gone into the making. Super scary / creepy !!!

We went on a preview night and had a blast. The sets were really cool and I almost wish I could have spent more time in each attraction looking at all the details. The actors were great and we had a few jump scares and one “nope not tonight” moment. Thanks for the fun spooky Halloween experience. I look forward to doing this or something like it again!

Had a really good time. The actors were all fantastic. The two singing sisters were stand outs. Jumped a few too many times. Loved it.

The actors were awesome and added so much to the concept for the haunt. I’ve been to the ARTfactory many times and couldn’t believe the transformation. Very well done for this inaugural event!

This was a great haunted house put on by our local theater. The scenes were great and very creative. I don’t get spooked easily with these because I’m a 53 year old man but the little twin girls and the white ghoul creeped the heck out of me…. Well done.

was really excited to visit this haunted house after hearing a lot of hype, but unfortunately, it didn’t live up to the expectations. From the start, the atmosphere felt lackluster, and instead of building suspense, the experience relied heavily on predictable jump scares. After a few of those, it became easy to guess when and where the next one would happen.The set design was underwhelming, with some areas looking more like unfinished props than a convincing haunted space. Even the actors seemed disconnected—they mostly walked by or yelled instead of really trying to engage or create a creepy vibe. It felt like they were just going through the motions.What I was hoping for was a truly immersive experience, something that would make me feel nervous with every turn. Instead, I walked through the entire thing without once feeling startled or uneasy. It could really benefit from better sound design, more creative scares, and actors who are more committed to their roles.All in all, I left feeling disappointed and unsatisfied. I understand that haunted houses might not scare everyone the same way, but this one just didn’t hit the mark. Hopefully, they make improvements in the future.- DO NOT RECOMMEND - PRICED HIGH AND NOT WORTH IT. - THE WAIVER IS A SCARE TATIC.
